Homeowners or people looking to buy a house have the chance to take advantage of some of the lowest mortgage rates in history.
But because of the different factors that banks and other lending institutions take into consideration, these rates may be out of reach to many people.
The mortgage giant Freddie Mac said Thursday the average rate on the typical 30-year fixed-rate mortgage was 3.98 percent, down from 4.74 percent a year ago.
Fifteen-year fixed rate mortgages averaged 3.24 percent, down from 4.05 percent the previous year.

An interesting conversation I had today,Why is Fall and specifically September and October, the best time to buy your home on the Jersey Shore?
Sea Isle City Realtor Ian Lazarus explained, "prices tend to stabilize during the spring as Sea Isle City home owners are due the summer rental income. During the fall home owners are looking to carry their home's expenses for the entire winter and part of spring, until the rental income starts to come in. In the fall they often are more flexible on their price. It also gives the new home owner ample opportunity to make any changes to get ready for the upcoming rental season."

Is this a good time to upgrade into a larger Jersey Shore property?
Yes. The first question I would ask is how much equity do you have in your current property? The difference between the realistic values of the property and any loan or debt amount attached to the property would be your equity amount. This has nothing to do with any profit or loss you might have experienced. Either way we are looking at a snapshot of today to decide our next move. Just got back from spending a great weekend at Seashore Campsites in Cape May. It was definitely one of the nicest campgrounds, I have ever stayed in. The filtered lake with slide was definitely my personal highlight. Great place, friendly people, and located just minutes from the Cape May beaches.
